Small single-tenant and owner-occupied to Class “A” highrise office buildings in a variety of metropolitan markets. Experienced in performing appraisals and marketability studies on proposed office and business parks with a focus on concessions and assumptions regarding market rent.
Single-Family, Multi-Family and High-Density Residential
Apartment, condominium, and planned unit developments including residential subdivisions, cluster housing, garden, and high-rise apartment buildings. Experience includes appraisals involving the impact of Low Income Housing Tax Credits and other Tax Abatement programs.
Eminent Domain and Expert Witness Testimony
Qualified as an expert witness in court proceedings as a witness for parties on both sides of eminent domain and condemnation proceedings involving highways, corridor, utility, pipeline, power line, scenic easements, and air rights; bankruptcy cases; estate and divorce disputes; tax arbitrations; land mitigation, and corporate contractual matters.
Appraisals performed on major industrial properties throughout Eastern United States. Experience with 200,000 to 500,000 square foot heavy industrial plants, including specialized equipment such as cranes and below grade service areas. Largest facility is 1.5 million square feet on 550 acres. Well qualified in analysis of construction types, marketability, feasibility, and risk analysis. Experience includes analysis of industrial wastelands, brownfields, and obsolete industrial properties.
Special Purpose
Appraisals of monthly fee health clubs and recreation facilities, churches, synagogues, rescue squad buildings, family life centers, funeral homes, and burial parks.
Expert Review Appraiser
Provide both “desk reviews” and “field inspection” services. Experience as independent “third opinion” reviewer/appraiser for disputed buy-sell agreements and other matters of contract or law. Review both business and real property appraisals.
